The PSL commute situation is a result of high prices in northern Palm Beach County, strict growth restrictions in Martin County, and the availability of an endless supply of vacant lots in Port St Lucie in St Lucie County. PSL is one of those monster real estate things from the past, where someone would lay out a street system (not designed to be functional, just to look pretty on a map) and sold lots. Palm Bay in Brevard County, Port Charlotte, Cape Coral, and Palm Coast in Flagler County are similar. There's something similar next to Albuquerque, N.M., too.
In PSL, beware of septic tanks, above-ground power lines, and in some cases, dependence on well water. A few neighborhoods are vulnerable to wildfires, especially areas reliant on pumps.
Here's a story on census results:
palmbeachpost.com/news/state/black-hispanic-…
Palm Beach County seems to have had excellent planning for arterial roads, such as Jog Rd., Glades Rd. Of course they largely pass through gated communities, so there's mile upon mile of landscaped walls. The ancient commercial strip on Okeechobee Road is the opposite--luxury car dealerships among tattoo parlors.
The Wellington area is affluent enough for the Wellington Green mall to have its very own Apple Store.
By contrast, the Palm Beach Mall at I-95 and Palm Beach Lakes Road (a bit north of central W Palm Beach) is almost dead, despite Best Buy apparently thriving across the street (it's a busy area for offices).

“ moving to west palm beach area ”
Mar 12, 2011, 4:44 PM
we are a large family of 7. I am being transfered to west palm beach and we have never been to south florida. we lived in orlando for a while but that was the extent of our florida experience. we currently live in philadelphia. can anyone give us tips on what areas to live. we will be looking for an apt. complex to rent or a nice home in a nice area to rent. with good schools and a safe enviroment. i am willing to travel up top an hour to work and prefer to stay north of west palm beach. (further from miami) we would really appreciate any help from locals. the last thing i want to do is move to the ghetto or a crime infested area. Thank to anyone that can help us with tips and advice.

Look into rentals in Palm Beach Gardnes or Jupiter areas. They are both north of West Palm Beach. Both areas are nice, family oriented, low crime, yet still close to West Palm Beach.

You'll get more house for your money in Pt. St. Lucie compared to W. Palm or Palm Bch Gdns.

My mom lives in PSL. My sister and her family used to live there as well. It is very different from Philadelphia! One of the problems with PSL ( and part of the reason my sister came back) is the traffic. It takes forever to get anywhere. The infrastructure was not designed with the possibility of huge population growth, and wow, did the population grow! If you are going to travel to WPB every day, I would suggest that you choose a house somewhat close to the entrance to I 95. Look at PGA Village. Great prices, beautifully maintained, and close to 95.

Port St Lucie used to be an easy commute from West Palm Beach. Then its affordability made it a "gold rush" kind of area. Now traffic at both morning and evening rush hour in Pt St Lucie is horrible! If you want to be away from West Palm (and I don't blame you), you might want to focus on Jupiter, Tequesta, Hobe Sound and Stuart. All get you out of the rat race and still make the commute doable. Pt St Lucie has suffered greatly in the real estate bust. Personally I would not live there. A family of 7 will most likely be best suited to a single family rental. Schools are excellent in Jupiter, Hobe Sound and Stuart and they are family oriented areas. What is your estimated budget for monthly rent?

OP indicated a desire to stay "north of west palm beach" which is a well informed beginning! Once you are North of Jupiter into Martin County property taxes go down as well as auto insurance. School ratings are very good in Tequesta, Hobe Sound and Stuart. In the current real estate market there are plenty of annual rentals available depending on the price range desired.

Port St Lucie is cheapest by far. It will be a long commute to and from work daily though if you are working in WPB so I would keep that in mind. You may pay a little more in the Gardens/Jupiter area, but it is extremely nice, safe and close enogh to WPB so you do not spend so much time in your car daily.

Well, I'll be the naysayer. I recently relocated to WPB (recently? My goodness, it's been four or five years now. How time flies). We looked at Jupiter/PBG, we looked at wellington, etc. But we decided to live in West Palm. After living in the city, five minutes from work, I'd never trade it. There are plenty of safe, stable places in WPB proper. There are ways of getting great education for my kids, even in public school (which is just what we do). And never once do I have to commute via I-95. I swear, I don't know how everyone does it.
Live in Jupiter, deal with the rampant materialism, brave the commute, overpay for housing? No thanks. But again, perhaps I am just some nut on tripadvisor. So take all advice with a grain of salt.
I do wish you the best. I used to live in the northeast too, and I love it here far far more. Be prepared for about a two-year break-in to be able to deal with summer, though. That was the hardest thing for us.
